Beware of Ugly Homes: Find a Trustworthy Realtor

Beware of Ugly Homes: Find a Trustworthy Realtor

ugly house

It pays to be smart when purchasing a home. Buyers in today’s world simply go on-line to view property listings which are just a mouse click away. Yes, it is time consuming but it pays to be smart when looking at homes on the real estate market.

When you find a home you like on-line, you may be surprised (not in a good way), how differently the home actually looks when seeing it in “person” from the photos you viewed on-line. “Photoshop” type software applications and even ingenious photography with good angles can make or break a sale. Some real estate agents have mastered this marketing strategy, but there's a fine line between advertising and being completely truthful!

How do you distinguish a beautiful home from an ugly one? A good home goes beyond the beauty of the home itself, factors such as the community, the condition of the home and the history of the home are also taken into consideration.

Any undesirable factors that might exist with a home are not necessarily pointed out in the advertising and photos of a property! These can be such factors as the homes location , is the property conveniently located near schools; is the area prone to extreme climate damage or flood; and the availability of mortgage financing terms.

This is where the value of having a REALTOR ® represent you, comes in. A trustworthy REALTOR ® will tell a client everything they are aware of in regards to the property and provide you with resources to get additional information about a property and the area.

Get to know the real estate agent you're working with.

Find a professional REALTOR ® like the Luxury Valley Homes Team. Our client's happiness is more important to us than making a sale.

Arizona's Monument Valley Tagged as one of CNN's 27 Sights That WillRemind You How Incredible the World Is

Arizona's Monument Valley Tagged as one of CNN's 27 Sights That Will Remind You How Incredible the World Is

Monument Valley after Snowstorm by Christian Mehlfürer

As I went through CNN news and articles as I usually do, I stumbled upon an article dedicated to enticing the readers to remember the beauty of the incredible Mother Earth. Personally, I find the title of the article most apt and concise to describe this, it is called '27 Sights That Will Remind You How Incredible the World Is' by Anthea Gerrie.

A note follows below the title saying, “These amazing spectacles may not change your life, but they should change your vacation plans.” Sorry to disappoint you Anthea, but it changed mine. Reading through the whim and looking at the spectacular photos, it gave me a bigger world view. It inspired me to break out of the usual tourist destination traps, pick up my back pack and explore the unknown world.

It wasn't surprising that the US would make the list. Of course, there's so much wonder in our own land. Four sites were listed among the 27 in the world, namely: The Yosemite peaks in California, the Electrical Storms in Tornado Valley, Carlsbad Cavern in New Mexico and the Monument Valley in Arizona.

These places and sights are rich in natural beauty and history. You can call it one-of-a-kind or rare, but none can compare to these awe inspiring sites. The four were placed alongside the grand Northern Lights in Scandinavia; the panoramic view from the water taxis and the gondolas in Venice; the majestic Victoria Falls in Zambia, and more.

It wasn't a beauty competition. It was simply a celebration of the allure of our very own world.

Vincent van Gogh Art – The Housing Market – Terrifying?

Vincent van Gogh Art – The Housing Market – Terrifying?

Vincent van Gogh Art – The Housing Market – Terrifying?

The fishermen know that the sea is dangerous and the storm terrible, but they have never found those dangers sufficient reason for remaining ashore.”

Vincent van Gogh, Dutch painter (March 30, 1853 – July 29, 1890)

http://www.vangoghgallery.com/

Artists take risks. They pursue their vision, often without financial security, facing long odds while stewing in their own self-doubt. When the world tells them “it’s not safe,” they listen to their own voice despite “prevailing wisdom.” They have a vision and they pursue it.

Occasionally, if they’re very lucky, they get to look back on their life and see the path that leads them to create a masterpiece. At the time, the path wasn’t easy, yet in retrospect, it looks very much like the only possible path they could take.

We think in twenty years or even ten years, we’re going to hear the collective sound of people kicking themselves because they did not buy a home this year.

Perhaps when their teenage sons and daughters graduate and enter the future job market and begin searching for their first home, they’ll turn to their parents and say, “Seriously? You’re telling me that when I was in middle school, you could get a 30-year fixed for under 5%?”

Too many remain terrified by the last great storm in the housing market. They stand now on the shores of incredible opportunity, but can’t shake the vision of all those values sinking into oblivion.

Think about the future. Who might need a home? Is there an opportunity to “be the bank” when the time comes? The descendants of those savvy collectors who bought a Van Gogh painting for mere dollars in 1885 are surely grateful for their grandparents’ eyes today, aren’t they?

Yes, there is uncertainty, but this is the calmest water you’re ever going to see. Set sail now and buy a home. Those that do will certainly be rewarded. As for the masterpiece – You’ll have the satisfaction of looking back and realizing you bought at just the right time.

There’s certainly no risk to exploring the opportunity. We would love the opportunity to sit down with you and plot a possible course to the best investment you could make. Contact the Luxury Valley Homes Team today at: 480-595-6412 or email us at Office@LuxuryValleyHomes.com.

Negotiation – It’s a Skill

Negotiation – It’s a Skill

Negotiation – It’s a Skill

A successful negotiation is not where one side has pulverized the other. You don't "win" a negotiation; you get the best possible outcome for your clients while doing the least harm. No one should leave a negotiation angry. After all, you never know when you might have to negotiate with the same people again.

When it comes to negotiating on behalf of our clients, the Luxury Valley Homes team keeps the following in mind:

Set the stage: We like a location that's quiet, neutral, pleasant, and away from distractions and confusion. It’s best if everyone turns off their devices, and refrains from calls or texts during negotiations.

Be prepared: We never enter without doing our homework. We verify any outstanding facts before the negotiation begins. (Post fact-finding can cause a negotiation to bog down and even break!)

Present a united front: We represent clients and have been hired to act on their behalf. At times we may not agree with their position, but we never share that with the other side. If we feel a client’s position is less than optimal, we only discuss it with them in private. Our fiduciary responsibility is always to our client.

Leave attitudes at the door: It’s very simple... treat everyone in the negotiation with respect, regardless of personal opinions. If anyone disagrees, disagree with the idea, not the person.

Watch non-verbal cues and body language: (Sorry, but I can’t reveal all of my secrets here... suffice it to say we take it all in!)

Hold something in reserve: We discuss concessions with my clients before hand and only offer these concessions when we absolutely need to concede something.

We don't harp about points that don't matter to my clients: Negotiations should never choke over a minor point. We like to get agreement on major points such as price and terms and put lesser items aside to return to later.

Never volunteer too much information: Knowledge is power in a negotiation. Telling the other side any information, however insignificant seeming, could weaken my clients’ position. On the other hand, I learn as much about the other side as we can.

If you ever need someone on your side in a real estate negotiation, feel free to contact us directly: Luxury Valley Homes Team | 480-595-6412 | or Email Us.

Beat the Summer Heat in Mesa, AZ

Beat the Summer Heat in Mesa, AZ

Beat the Summer Heat in Mesa, AZ

The sun is up and its that time of the year to head down to the beach, the pool, or sunbathe your way to a natural tan. There’s nothing more refreshing than the summer season.

In Mesa, Arizona, there’s no shortage of sunshine. It’s summer all year round. With all the heat outside, and the uncertainty of the weather nowadays, it might be wise to be more wary of our health and body. Here are quick and easy ways to keep everything in balance amidst the summer flare.

  • Keep well hydrated - Besides drinking plenty of water to avoid dehydration and eventual heat stroke, try on fruits rich in water such as watermelon that contains nearly 92% water and up to 14% of vitamin C, coconut juice and melons. Not only are they rich in vitamins and minerals, they taste good too.

  • Cover up - It may be difficult to stay out of the sun’s way unless you’re hoping for a tan or even skin cancer. Always safeguard your skin with sunscreen. A hat is always a nice and very useful outfit to add to your outfit. Loose, light-colored clothing also makes you feel cooler underneath than dark-colored ones.

  • Keep House Ventilated - Even indoors, you’re not as safe as you think. Even without air-conditioning, you can still ventilate the home with open windows. Use fans to get a good circulation in the home.

  • Limit Activity During the Hottest Part of the Day - Try not to be participating in outdoor activity during midday, which is the hottest part of the day. Pace yourself if you are exercising in the heat; you should not allow your heart rate to be pounding nor should you allow yourself to feel completely out of breath and gasping for air.

  • Don’t Delay Getting Help for Symptoms - If you find yourself or someone else might be suffering from heat-related illness, move to a cooler shady place, lie down, drink some fluids, and call 911.

Little Island Paradise of Lana'i, Hawaii

Little Island Paradise of Lana'i, Hawaii

Little Island Paradise: Lana'i, Hawaii

Looking for that undiscovered tropical island paradise without much of the touristy feel of Honolulu and Maui? Lana'i is one of the eight gorgeous islands of Hawaii, which boasts sparkling blue waters, white sand beaches, and a tropical experience you will never experience elsewhere.

Lana'i is the least known islands among the eight. The beauty of this heaven-on-earth island is yet to be discovered.

As you drive along Lana'i, towering Cook Pine Trees greet and welcome the guests. The island is perfect for hiking and horse-back riding. After a hike, a nice dip in the ocean is just a few minutes away.

There's plenty of scenic and historical places to visit, despite the island's relatively small size: (1) For a scenic hike, go through the Munro Trail. The trail has the only spot in the whole Hawaiian Islands that offers a stunning view of the other 5 islands. (2) For an out-of-this-world experience, head down to the Garden of the Gods in Polihua, a Mars-like desert rock formation. (3) Shipwreck Beach, as the name suggests, features the hull of the World War II Liberty ship abandoned on the reef.

Dive, snorkel and discover the treasure of seas. Perhaps a good game of golf amidst a stunning backdrop of the Pacific Ocean. During your swim you may experience Dolphins or even a green turtle. End the day with an unobstructed view of one of the most gorgeous sunsets you'll ever witness at the Kaumalapau Harbor.

The island of Lana'i never ceases to surprise you. Witness the beauty. Experience Lana'i, HI.

Fountain of Youth with Four Easy Lifestyle Changes

Fountain of Youth with Four Easy Lifestyle Changes

Fountain of Youth: Four Easy Lifestyle Changes

Most people would fret aging as the years go by. You don't need to be too drastic with cosmetic surgery or intense and expensive diet and exercise programs to keep your face youthful-looking, and your body in the best shape. By as simple as tweaking your lifestyle to an improved healthy one, you'll: (1) have a better disposition, (2) decrease your risk for disease, (3) be physically strong, and (4) mentally alert.

Control the aging process and discover the fountain of youth by following these 4 lifestyle changes.

  • Exercise – Sure we have heard this for the nth time already – Exercise. According to the American Cancer Society, studies show that inactive women who sit for more than 6 hours a day increase their likelihood of early death compared with active women. Also, individuals who fail to exercise encounter muscle and bone loss. Try stretching, brisk walking, jogging, hiking, lift weights and strength-training sessions to get you started. Find time to exercise, keep a regimen of at least 3 to 4 times a week and stick to that.

  • Healthy Diet – Proper diet and exercise always come hand in hand. Plan your meals and snacks with healthy fats, whole grains, fruits and vegetables. Find a healthy alternative to your usual calorie and cholesterol-filled meals by using olive oil instead of butter. Get a good balance of every heart-friendly fat, carbohydrate and protein. Try sticking to the healthy diet plan and reward yourself at the end of a successful week with your favorite guilty pleasure food.

  • Sleep well – Sleep affects memory but good and regular sleep helps improve memory. Maintain a 7-hours of sleep everyday and you'll notice a youthful glow in your skin, a lighter tone to what used to be dark circles under the eyes, and less wrinkles. Get some good shut-eye by establishing a regular waking time, create a dark and comfortable sleep environment, and avoid the computer, laptop or television before bed.

  • Observe a skin-care routine – Add sunscreen to your daily skin-care routine an quit the smoking habit. With an SPF of 15 at the least, you'll do your skin a favor. Exfoliate, cleanse, and moisturize to remove the dead skin cells, dirt and debris without drying the skin, at the same time administering vitamins and antioxidants to the skin.

Setting Up a Guest Room

Setting Up a Guest Room

Setting Up a Guest Room

The arrival of summer often signals an influx of visitors to your home. Ensure your guests enjoy their stay by outfitting their rooms with everyday essentials and pampering them with a few additional perks to rival the finest of resorts.

Even a small guest room can live large when you focus on luxury. Consider a featherbed to plump up a firm mattress, and invest in a high-quality set of bed linens (Egyptian cotton and pima cotton are both good choices). Multiple blankets in varying weights will allow your guests to adjust the bedding based on their preferences. Include two pillows per side of the bed in two different levels of firmness. It may help you to take up residence for a night in your guest room to see it through visitors’ eyes.

Beyond bedding, it’s nice to include a small table on either side of the bed with a pair of lamps or, for smaller spaces, wall mounted sconces. Consider adding a radio that docks and charges MP3 players, as well as a few pieces of reading material suited to each visitor’s individual taste. Mimic a resort like experience by offering travel-size bath products in case they’ve forgotten their own. Finally, layered window treatments that block out light for those early morning sunrises will ensure your guests receive a good night’s rest throughout their stay.

A personal touch we like to do is providing a bottle of wine with glasses, a rich milk chocolate bar, and fresh flowers on their day of arrival. It makes for a warm welcome and brings some big smiles to their faces.

If you’re interested in finding your own place in the sun, visit us at www.LuxuryValleyHomes.com where we have community information, maps, and all the current listings are made available to you for the Scottsdale Phoenix metro area,  this includes the entire Valley of the Sun. You can also just give us a call at 480-595-6412 and talk to anyone of the Luxury Valley Home partners for any help you need.
