Most of these new rules affecting our industry revolve around Owner Occupied residential consumer loans. These changes will begin in January 2013. Some of the changes that will impact the “Hard money” space are listed below.

Consumer Loan Changes


NO financing any lender or broker points within the loan! This means the borrower will have to pay the origination fees out of their savings or finance it on a credit card.

NO Prepay protection will be allowed to the lender! This will eliminate the ability to offer ZERO points for a residential loan, a feature that has allowed the majority/total of points to go to the broker.

No Balloon payments will be allowed! This will likely force lenders into 30 year fully amortized loans. With the current loan rates this is a good thing but in the future it may prohibit short term loans at reduced interest rates.

All borrowers that want to get Hard Money/Alternative loans on their home will be FORCED to attend Consumer counseling set up by HUD.

Considering selling your home using a Contract for Deed? There are considerable risks for the homeowner in choosing this option. We would encourage getting legal advice from a real estate attorney before implementing this option.

The end results of these pending changes will affect the cost of capital to the consumer. These changes will result in immediate costs for the consumer and as interest rates rise and a need for lower rates is needed they will not be available with balloon type of loans and other short term loan products.

Personal training sessions are designed to help members learn proper form and technique, while achieving individual fitness goals. These sessions are scheduled on an optional fee basis.

The TCA is governed by a seven person Board of Directors who are resident members in good standing with the TCA. Each Director is elected by a vote of the members and serves a two-year term without compensation. Elections are held each March at the annual meeting.

The Terravita Community Association is managed on-site at the Desert Pavilion by Capital Consultants Management Corporation. Office hours are Monday through Friday from 9 a.m. to 5 p.m.

The pool area includes a cabana with locker room facilities, an outdoor ramada and a soothing hot tub to help members relax after a spirited tennis match, a challenging golf game or water workout. The poolside grill offers seasonal food and beverage service.

Terravita Desert Pavilion


The Desert Pavilion has more than 9,000 square feet available as a meeting or special event venue. Members can participate in member-sponsored and Club-sponsored activities, such as:

  •  Card games, including Bridge, Poker and Canasta

  •  Board games, including Mahjong and Scrabble

  •  Stitch and Chat, and Quilting

  •  Book Club

  • Bible Study

  • Seminars and Workshops


The Desert Pavilion is also home to Terravita's self-service library, which includes hundreds of titles donated by the residents.

Separate from all the other amenities that Terravita offers is the an award-winning private golf club. Terravita Country Club, Terravita Golf Club and Terravita Community Association (TCA) are separate legal entities so you can choose to join the golf club or not – It’s all about choices. Though there are some that may forget or take for granted the sacrifices that these courageous soldiers must endure in order to protect our liberty, we cannot fail to remember. We should be giving thanks to them each and every day…not just on this official day of thanks. When we pass a person in uniform or notice a veteran, we should take a moment to express our gratitude. We should also think of those heroes who have made the ultimate sacrifice and will not be home this Thanksgiving.
