At Home with Pets

At Home with Pets At Home with Pets

Buying a house is a tiring and rewarding process but that doesn't stop there. The greatest effort is making your house into a home. For some, adding a pool or a garden makes an ordinary house a home sweet home because of the bond shared among the family members. Others, find having pets is an essential necessity of home living.

Homes are places where love and memories are made and its great to make wonderful memories at home with pets. The Luxury Valley Homes team will bring to you some of the best that will surely make any house a home.

Cats : Cats are very loving and snugly, but also independent so you don't have to provide them all your attention all the time like you do with dogs. When they are out of their kitten stage, they are perfectly okay with sleeping the whole day. These felines can tolerate being left alone for several hours and would still love to cuddle then their owner get’s home. Aside from that, cats are also very intelligent animals. They will be able to understand and adjust to your daily routine making sure that they would not disrupt your daily activities. Cats are also clean creatures and do not need a high degree of grooming since they can do it themselves. As an owner, all you have to do is feed and keep the litter box clean.

Love Birds: Birds are much more cost-effective and easy to take care of in comparison to what they offer. Well socialized and playful, these birds can also be man's best friend. Peach faced love birds posses colors that are pleasing to the eyes. Peach-faced lovebirds like to turn any activity into a game, and they stay active much of the time, but when the time comes to settle down and rest, they enjoy snuggling with their owners. When hand-trained you need not worry about them flying away because they can trust you enough to stay in your pocket or on your collar. Like parrots, love birds can also utter a few phrases.

At Home with PetsRats: While most people think rats as a house pest, they can really make a good house pet. Rats are not demanding creatures. It will be contented being confined in a cage slightly bigger than them as long as you add some bedding, a spot for them to hide and sleep, food and drink and a toy to keep them entertained. They eat rat food which is readily available in the pet shop. Fruits, vegetables, and nuts can also be added to their diet.

Dogs : Man's best friend! Dogs will always be there for you, eager to obey, loving and loyal. If you want a pet to be a part of the family, no other animal can take the dog's place. Labrador retrievers are believed to be the perfect family dog. They are loyal and very attached to their owners. They love to impress their owners with tricks and stunts because they aim to please. Relatively easy to train, Labrador retrievers do not tire easily and are a great camping and travel companion. To top it all, Labradors are great with children because they are gentle and affectionate. My personal favorite is the German Shepherd who is easy to train and a great family dog.

Ferrets : Ferrets are like the combination of cats and dogs, only better. They are agile and playful and can be trained to come, or do tricks. Ferrets are crepuscular, meaning they spend 14-18 hours a day asleep and are most active around the hours of dawn and dusk. When excited, they may perform a routine known as the weasel war dance, characterized by sideways hops and bumping into things. Overall, ferrets are a beautiful creature, playful and energetic.

Korean War Cease-Fire - July 27, 1953

[caption id="attachment_9338" align="alignright" width="300"]Korean War Cease-Fire - July 27, 1953 Korean War Pool of Remembrance[/caption]

The Korean War cease-fire - July 27, 1953 took place after 2 years of peace negotiations, a cease-fire of the Korean War was called at the 38th parallel, the major dividing line in Korea.

At this time a demilitarized zone (DMZ) was established around the 38th parallel. The DMZ runs north of the 38th parallel towards the east, and to the south as it travels west.

"Our nation honors her sons and daughters who answered the call to defend a country they never knew and a people they never met."

Stalemate leading to the Korean War Cease-fire
(July 1951 - July 1953):

The later years of the war involved little territory change, large-scale bombing of the north and its population, and lengthy peace negotiations, which began on July 10, 1951, at Kaesong. Even during the peace negotiations, combat continued.

Korean War Cease- Fire - July 27, 1953

On November 29, 1952, U.S. President-elect Dwight D. Eisenhower fulfilled a campaign promise by traveling to Korea to help end the conflict. With the U.N.'s acceptance of India's proposal for a Korean armistice, a cease-fire was established on July 27, 1953.

Results:
It is reported that approximately 480,000 U.S. troops fought in the Korean War, with an estimated: 36,574 people killed, 103,284 wounded, 7,926 MIA, and 7,714 POW. China lost an estimated 183,000 people and North Korea 215,000.

July 27, 1995 - Korean War Veterans Memorial

On July 27, 1995, the Korean War Veterans Memorial was built in Washington, D.C. and was dedicated to the Veterans of the Korean War. The design of the memorial is a triangle intersecting a circle consisting of:

    • 19 stainless steel statues designed by Frank Gaylord. The statues represent a squad on patrol, 15 Army, 2 Marines, 1 Navy Corpsman, and 1 Air Force Forward Air Observer. To the north is a path closing one side of the triangle.

  • To the south, is a 164 foot long black granite wall, created by Louis Nelson, with photographic images sandblasted into it depicting soldiers, equipment and people involved in the war. The third side of the triangle, facing towards the Lincoln Memorial, is open.

  • The circle contains the Pool of Remembrance (See the above Photo, provided by the DOD) surrounded by granite blocks with the casualty numbers of the war engraved and the inscription:

"Our nation honors her sons and daughters who answered the call to defend a country they never knew and a people they never met."

An additional granite wall bears the inscription: "Freedom Is Not Free", posted in silver.

We send our prayers to all who sacrificed, both past and present, living and deceased. Thank You to our Korean War Veterans... along with ALL of our U.S. Veterans and active Military!

Questions to Ask Before Investing a Condominium

Questions to Ask Before Investing a Condominium Questions to Ask Before Investing a Condominium

Condominium living is gaining in popularity these days and this is especially true with Mesa real estate. The idea of living in a desirable location with desirable attributes, such as affordable housing and low maintenance along with the enhanced security features is appealing to those buyers that opt to invest in a condominium.

However, investing in a Mesa condominium is not an easy matter. There are a lot of tasks that need to be considered before decisions are made. If you are thinking of investing in a condominium here's a checklist of questions to ask before investing  a condominium.

Plans

Are you planning on living in a condominium, rent it out, or re-sell it? How many units are you going to invest and how many rooms? These things are worth looking into in choosing the condo that is right for you or your family. It is also important to decide on whether you are going to live in high rise or low rise building. Beyond the amazing city view, determine if there is a family member that has fear of heights so you'll be guided appropriately.

Affordability

How much will you be willing to invest in a condominium? What other fees will be incorporated in the ownership of a condominium? Most developers have association fees to maintain and other recurring costs. Make sure you understand you tax obligation on your unit and how it is computed. Most importantly is to understand the current financials of the Home Owner Association (HOA) as moving into a condo that is about to demand assessments for maintenance, etc., is a surprise you don’t need.

Desirable Location

How accessible is the condo to schools, offices and other conveniences? Nowadays, people are opting to invest in a condominium for proximity to these conveniences, so it is important to choose a condo that is close to the places you frequently want to frequent. There are also mixed-use condominiums that are partially residential and commercial providing many of the wants and needs you may need in the same building.

Rules and Restrictions

Every condominium is governed by its rules and restrictions set for its residents. These may be very strict or relaxed. These are necessary to ensure that condominiums are properly operated and maintained. How are repairs and renovations processed? Or is alteration of the unit space and appearance allowed? Are pets allowed? How many occupants are allowed in your unit? Know all the covenants and restrictions of your HOA because this is what you’re signing up for and what you’re going to live with for the duration of your ownership of your unit.

Neighborhood

Condominiums can be a complete community within one complex offering a wide range of social and recreational activities. Before choosing the right condo for you, consider the target market of the condominium. Many condominiums are especially suited for a certain lifestyle, such as young professionals and families with young children and some are age restricted. Some of the condominiums have commercial establishments on the ground floor and it may not be suitable to your lifestyle.

Available Amenities

What are the amenities offered by the condominium? Will they be of use to you? Most condominiums offer a variety of amenities so pick one with amenities that are of use to you such as parking space, concierge service or a gym that may compliment your lifestyle. For those with kids, one with a swimming pool and playground is a good pick.

You also need to consider the track record of the real estate developer. Further, there are many real estate agents and other professionals available that will be able to assist you along the way. A skilled and trustworthy real estate agent that understands condominiums and HOA’s can help you save time, energy, and money. Once you have answered the questions you need to consider in investing in a condominium and your REALTOR® has answered your questions you can pursue your purchase with peace of mind and enjoy your new abode.

How To Package Your Home To Sell

How To Package Your Home To Sell How To Package Your Home To Sell

While it's true most buyers will personalize the homes they buy, they still look for a clean slate on which to plan their creative ideas. Most people don't have the time, imagination or money to cope with a run-down, untidy property. Don't know where to start on your home fix-up? Painting is an inexpensive way to freshen up your home's look and give it a "neutral palette" that buyers can create on. We would be happy to walk through your home with you, identifying areas that can be improved upon.

Should You spend a lot of effort fixing-up your home because buyers want to put their own touches in the homes they buy?

After a full day of house hunting, even the hardiest shopper has difficulty remembering each home visited. A selling display featuring your property's benefits is a great way to be sure your home stands out in the shopper's memory. We've used the following marketing strategies to successfully sell many homes. They could work for you too!

Creativity Counts

Your home's memory points can be mounted attractively on a poster or in a loose leaf binder or photo album and displayed on your dining table or near the front door.
Home shoppers appreciate a memory-jogging take-home flyer, summarizing the display information for later study. The flyer should always include the property address, price, brief description and agent's name and phone number.

Focus On Features

Each home will have its own outstanding features. When we talk about a marketing strategy for your home, we will consider what to include in your display and on the flyer. Here are some worthwhile ideas

Capital improvements

Include project description, year completed and your investment in the improvements.

Upgrades or replacements

List new appliances, paint, wallpaper, attic fan -- anything you've accomplished that buyers won't have to do after move-in. Mention special features and benefits. For example: "Easy-care kitchen range with self-cleaning oven, sealed burners, electronic ignition, digital controls; 1992."

Energy-saving features

Cite money-saving extra insulation, high-efficiency heating/cooling system, thermal double-pane windows, etc.

Average annual utility bills

Also mention affordable property taxes. Buyers want to know!

Gardening HighlightsFloor plan

Show room arrangement and dimensions. New-home builders and renovators can often provide floor plans, or one can be drawn for your home.

House illustrated

Picture your home in your display and on the flyer. Architect's renderings may be available from the original builder.

Gardening highlights

Sketch the landscaping plan to show the work you've done. Identify trees and plants, especially if you have unusual ones. Provide photos of bushes and flowers in full bloom, if you're selling off-season.

Pre-listing home inspection report

Impress buyers with proof of your home's excellent condition. Show receipts for correcting any problems the inspector noted.

Neighborhood map

Highlight nearby schools, convenient transportation, shopping, parks, libraries, hospitals, and any other amenities or points of interest. Your kids can help color the map!

Home InspectionSchool data

Feature excellent schools. Mention honors and awards, good student-teacher ratios, sports and athletics, drama presentations, and special programs (i.e. for learning disabilities or English as a second language).

Neighborhood information

List neighborhood association dues (if any), annual community events, Neighborhood Watch programs, and the like. If yours is a friendly, quiet neighborhood, be sure buyers know it!

Community services

Include helpful information such as days for recyclable-material and bulk trash pick-ups, availability of swimming pools, children's summer day-camps, adult education, and so on.

Should you fix up your home before you sell?

In a word, Yes. Improving your curb appeal will get prospective buyers out of their car and up to your door. That foyer or entryway that has ooh’s and ahh’s associated with the visual experience will set the stage in viewing the rest of the home. A little paint and attention to staging your home doesn’t cost a lot and it will pay dividends on the sale of your home.

Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay).

By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.

Some sales are not immediately available from public records. As they become available, the data are updated.

Scottsdale Real Estate Market Inventory Trends

[caption id="attachment_9173" align="alignleft" width="570"]Scottsdale Real Estate Market Inventory Trends Scottsdale Real Estate Market Inventory Trends[/caption]

Review the inventory and health of the market by looking at the number of sold and listed properties.

To understand if the market inventory is growing or shrinking, compare the number of sold properties to new listings. If inventory is growing, the market could be trending toward a buyer's market. If inventory is shrinking, then it could be a seller's market.

Gauge the health of the market by comparing the number of standard to distressed listings. If the number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market.

  • Sold: Properties sold that month

  • New: Listings that are new on the market

  • Distressed: Listings that are short sales, bank owned, or up for auction.

  • Standard: Non-distressed listings

This chart shows home occupancy within an area.

A high percentage of ownership can indicate an area where people like to live and stable property prices. While a high percentage of rentals could indicate an area with shifting demographics, a younger community, or possibly a downtown area.

High vacancy rates can indicate that the market is unhealthy and that it could be tough to sell a home in this area.

Scottsdale Real Estate - Sellers Market: It Doesn't Mean Any Price Will Fly with Buyers

Market Puts Home Seller in Control – When Using Good Tactics

[caption id="attachment_9130" align="alignright" width="300"]Scottsdale Real Estate Scottsdale Real Estate[/caption]

Many homeowners looking to sell Scottsdale real estate, once again find themselves in the driver's seat. Buyers outnumber available homes for sale in Scottsdale, Arizona, meaning that more sellers are getting list price -- or above -- on their homes, selling quickly and sometimes encountering multiple bids. Don't think, however, that the bubble is back. Buyers are optimistically cautious -- as are mortgage lenders -- but prices are not going through the roof.

True: The days of local sellers competing for buyers with expensive incentives and serial price reductions, offering to pay closing costs, desperately throwing in extra sweeteners are days gone by in Scottsdale. Yet serious buyers are out looking for homes to purchase right now, not just tire kicking. Today's buyers know exactly what they can afford, arrange financing early on and comparison shop to spot value like a laser. As a result, buyers are acting fast, making offers quickly and offering attractive bids on suitable, move-in ready properties.

Home sellers still can't pull the wool over buyers' eyes today. Smart buyers are prepared -- and savvy -- about homes, our local Scottsdale real estate market and the economy. Not only is it a great time to be a buyer, it's also a great time to be a seller. Here's how to use a seller's market to your advantage.

[caption id="attachment_9135" align="alignright" width="150"]Luxury Valley Homes Team Luxury Valley Homes Team[/caption]

Price

When it's time to sell your home, avoid the temptation to set your price as high as possible. Keep in mind, your asking price is only a marketing tool. The true value of your home is a balance between what a buyer today will pay, what is acceptable to you -- with appropriate terms -- and the ultimate appraised value. Setting the optimum "balanced" price requires more than just looking at recent sales of nearby properties. Home values can change daily, according to local economic events, interest rate changes and real estate market activity. As real estate professionals, we can help you construct the best listing price for your home because we keep a close eye on today's market.

Fine Tuning

Next, we make price adjustments according to local market trends. How much have homes in the area appreciated over the last three to six months? Knowing this trend for properties like yours allows us to price ahead of the market. As home values rise, we may suggest that you price your home somewhat higher than the last few comparable sales to match the increased number of buyers in the market today. However, this approach is not appropriate in every situation.

[caption id="attachment_9131" align="alignleft" width="160"]Incentive for Buyers Incentive for Buyers[/caption]

Incentives

Just because the market is improving doesn't mean you won't want to out-market other sellers with some incentives to get your home sold first. If you have something special to offer -- such as window coverings, an outdoor playground, garden equipment -- that you'd rather not move with, offer it in negotiations to trade for another point, such as price. We can work with you to help you determine what will get your home sold and what negotiation tools we'll need to employ. At the same time if you have something like a chandlier that you absolutely will not leave behind under any circumstantes, remove it before you market the home. Don’t let this become contentious during the negotiation process, you’ll wind up getting better results.

The Inside Scoop

In today's changing market, it's not possible for homeowners to track sales prices in an area with algorithm-driven public-data websites that use information 12 to 18 months or more after the fact. It's difficult for homeowners to get very recent sales information, to know exactly what amenities each sold home had and to learn what -- if any -- kinds of subsidies sellers provided in their contracts with buyers. That's why we make it our business to have the latest local information. We know in real time what area sellers are doing now to get their homes sold. Your asking price must take all these factors into account.better.

Six Reasons Overpricing Does Not Pay For Today's Home Sellers

[caption id="attachment_9137" align="alignright" width="300"]What's My Home Worth? What's My Home Worth?[/caption]

Even if you're in a seller's market, it doesn't mean any price will fly with buyers. Keep these tips in mind as you think about the price you set when listing your home for sale.

  1. Most listing activity comes within the first 45 days a home is on the market. Overpricing means you'll likely miss that activity by discouraging qualified buyers who've seen similar homes for less.

  2. A too-high price eliminates a whole class of buyers. Many buyers know just how high they can go and don't even look at homes priced above their price ceiling. A fair market price is the “best price”.

  3. Overpricing helps sell other, more competitively priced homes first. Your home and listing price make them look better.

  4. You waste time and suffer added weeks or months of stress as your overpriced home languishes on the market, preventing you from moving on to your next home.

  5. Your home may eventually be seen as "stale inventory," suggesting structural or mechanical shortcomings (though none may exist), even after you've lowered your price. A further price reduction, below true market value, may be needed to sell your home.

If you do get an offer, the contract may fall through because the appraisal by your buyer's lender comes in too low. The buyer may not be able to borrow enough, or come up with enough cash, to proceed with closing.

Cool off This Summer in Your Home: Reduce Your Cost

Cool off This Summer in Your Home Reduce Your Cost Cool off This Summer in Your Home Reduce Your Cost

Flowers are in its full bloom and the fragrance waft in the air. Summer is the best time to play in the sun and on the beach of course, and this is the season where everyone seems to feel happier than any time of the year. For some, going to the beach or pool is the best destination to escape the summer heat and to cool off.

However, for those who would rather stay at home, things can get sweaty especially in the Arizona heat. And most of the household's concerns during this time of the year is the higher electrical bills. But there are time-tested tips you can use to cool off this summer within your home and reduce your cost.

Shut off Heat Sources

Incandescent light bulbs are a mini-heaters in disguise. During the day, keep the majority of your lights since it produces energy and heat. You should also turn off the TV since it gives a lot of heat.

Insulate your Attic

This should be on your things-to-do list. In the summertime your attic is really hot and the heat is always trying to transfer to a cooler space. The right insulation can decrease the heat that is transferred from the sun to your house. Another bonus is that there may be government grants to help offset the cost for this kind of upgrade.

Close and Open the Windows Strategically

Closing the windows and blinds in the daylight will help block the sun's heat. Do this even before the sun hits your home and keep it closed until the night falls and it's cool enough to open the windows for the night.

Cool Down your House with Fans

Position a ceiling fan, an upstairs window fan or an attic fan to draw off the heat collected in upper rooms and push the heat outdoors. Set up your portable fan so that the fan sucks up cooler air from the floor below, and blows hot air upwards towards the ceiling.

Get Wet

If you're hot, cool off your core temperature by immersing yourself in cold water. Take a cold shower or go swimming but don't stay in sun-exposed water for too long. For quick relief, wet your wrists and other pulse points with cold water, and then keep those spots cool by holding an ice cube wrapped in a face cloth against them. It cools the blood in your veins, and instantly makes you feel cooler. You could also run your pulse under some cold water or just splash some cold water on your face to stay at a desirable temperature. The relief is immediate, and this method will cool down your entire body.

[caption id="attachment_4840" align="alignright" width="250"]Drink Plenty of Water Drink Plenty of Water[/caption]

Dress Appropriately

Wear summer clothing. Lightweight, loose-fitting clothing in natural fabrics like linen and cotton will help to keep you cooler. Also, wear light colors. Darker colors will absorb the sun's heat and stay warmer longer than light or white clothing, which reflects light and heat.

Drink Plenty of Water

During summer you sweat more and you have to replenish the lost water in your body. Drink a glass of cold water and keep a bottle with you always. The last thing you want to do is to pass out from dehydration so don't risk dehydration.

In Arizona the electric companies offer incentives to help reduce your cost of electricity in your home.

The following are retrofit improvement services that AZEEH provides with their corresponding APS rebate amounts:

  • Air Leak Sealing:Up to $250 for improving the insulation efficiency by decreasing infiltration due to air leaks

  • Insulation Improvements & Addition:Up to $250 rebate on insulation improvement where the existing insulation has a R-value of R-19 or less.

  • Leaky Duct Sealing:Up to $250 to fix, repair, or seal leaks in the ac duct system

  • Solar Window Screens:Up to $250 to cover the South, East, West windows with solar window shade screens

  • Other rebates provided by APS include but are not limited to upgrades in cooling systems, lighting, appliances, pool pumps and timers.

In places like Arizona where there is no shortage of sunshine every day feels like a great day, however, when it gets warmer enjoy the cool while reducing your cost – It’s the green thing to do.

Fourth of July in The Valley of the Sun

Fourth of July in The Valley of the Sun Fourth of July in The Valley of the Sun

The Fourth of July is upon us and once again a great time to commemorate our national day of Independence. Celebrating the Fourth of July is one of the best parts of a summer. The holiday, as we know it, goes hand in hand with fireworks, barbeques, parades picnics and never ending fun. Spending your Fourth of July in the Valley of the Sun, you'll get to join the fun and festivities of the day.

One major reason why we celebrate the Fourth of July is because it's the Independence Day: a holiday commemorating the signing of the Declaration of Independence in 1776.

The Continental Congress appointed a committee of five men to work on a draft of the declaration known today as The Committee of Five. The committee consisted of John Adams, Benjamin Franklin, Thomas Jefferson, Roger Sherman, and Robert R. Livingston. Thomas Jefferson was delegated by the committee to singularly write the Declaration, although Adams and Benjamin Franklin made many revisions before it was finally submitted to Congress on June 28, 1776.

On July 8, 1776, the Liberty Bell sounded from the tower of Independence Hall summoning citizens to gather for the public reading of the Declaration of Independence by Colonel John Nixon.

Here are some fun facts about the Fourth of July:

  • Fourth of July has been a federal holiday in the United States since 1941. It is one of the very few holidays that have not been moved to the nearest Monday or Friday.

  • Benjamin Franklin wanted the turkey to be the national animal, however, was outvoted when John Adams and Thomas Jefferson chose the bald eagle.

  • The very first Fourth of July party was held at the White House in 1801.

  • Both Thomas Jefferson and John Adams died on Independence Day on July 4, 1826.

  • Bristol, Rhode Island has the oldest, continuous Fourth of July Celebration dating back to 1785.

  • The Declaration of Independence was signed by 56 men from 13 colonies.

Have you ever wondered why fireworks are always present during the Fourth? Fireworks have been used for some time even during the American Revolution. In a famous letter John Adams wrote to his wife, he states how the holiday deserves to be celebrated with “illuminations” or fireworks. Nowadays, from the fireworks, the succeeding generations solemnized the celebration with merrymaking, and thus, a big celebration.

In the Valley of the Sun, there are various Fourth of July events for you and for family. Come take a look at some of these events.

July 4, 2013 - Celebrate the Fourth at Salt River Fields! Music Festival featuring country music superstar Brantley Gilbert and the largest firework show in the valley.

July 4, 2013 - Several activities will be happening in the Phoenix Zoo such as All American BBQ dinner at Lakeside lawn, Endangered Species Carousel, beer and wine and much more.

July 4, 2013 - Celebrate your Independence Day in a Western Style at Rawhide. This is a party you're looking for as we've got you covered with cowboys, gunfights, foods, family and fireworks.

July 4 – 7, 2013 - Celebrate in a star-spangled style as the Fairmont Scottsdale Princess is unfurling its third annual “Fourth of July Freedom Fest” - a four day event with concerts, fireworks, and poolside fun.

So let's go ahead and have some fun on the Fourth of July in the Valley of the Sun. Let us all have a meaningful celebration in the presence of our friends and families showing patriotism and thankfulness for the wonderful gift of independence. Happy Fourth of July!
