-> (A) Have not missed a mortgage payment in the past six months, and have no more than one late payment in the six months prior;

-> (D) The property must be their primary residence

Most homeowners start remodeling with the kitchen or a bathroom, both of which can cost a fair amount of money to upgrade but also show better-than average payback at sale time.
