Agent Interview Answers:
It's not enough to know which questions to ask your agent. The answers to those questions are how you will figure out which agent to hire. Below are the best answers to each question.
1. How Long Have You Been in the Business?
While I am not suggesting that you hire some aging geezer with a cane, experience does count. It can mean the difference between knowing how to handle a difficult situation to ignoring it or not recognizing the signs of a potential problem before it develops into a crisis. Minimum of five years' experience.
2. Average List-to-Sales-Price Ratio
When hiring a listing agent, expect to see list-to-sales ratio within 97% to 100% in a buyer's market; in a seller's market: 100% to 110% of list price. When hiring a buyer's agent, expect to see list-to-sales ratios within 90 to 97% in a buyer's market; in a seller's market: 100% to 103%.
3. Best Marketing Plan / Strategy
As a buyer, you should expect to see 5 to 7 homes a day, for as long as it takes to find your home. All the homes should fit your parameters, and the agent should preview those homes for you. The agent should also agree to solely represent you and not represent other buyers who are competing for the same inventory. As a seller, you would like your agent to advertise weekly for you, send e-flyers, produce color brochures, and present you with a marketing campaign designed specifically for you. These days internet presence is critically important. Ask for a list of where your home will be advertised online and if they will be using Virtual Tours. Test their presence on the internet by placing their first and last name into Google. If they appear one or two times they have some presence. If they monopolize the first search page and maybe more, then that's what you need, especially in a buyers market. When you score their Marketing Campaign, their e-Marketing should carry 75% of the weighted score. It's that important to getting your home sold.
4. References
You should be able to find references on an agent's Web site. Ask if any of their clients would be willing to talk to them by phone. Some will and others like their privacy.
5. Top Items That Make the Agent Different
Examples can range from marketing to knowledge. Acceptable answers are:
-> Strong repeat record of satisfied customers
-> Extensive online marketing
-> Good negotiation skills
-> Assertive but knows when to take no for an answer
-> Strong communicator.
-> Excellent formal education (In some states you can obtain a real estate license without a high school diploma)
-> Excellent real estate education
-> Good business background
6. Review of Documents
As a buyer, ask to see a sample purchase agreement and ask the agent to point out your cancellation rights in this document. If the agent hems and haws, or hesitates to explain the purchase agreement to you, hire another agent. As a seller, ask to see the listing agreement. Ask about reserving the right to sell the home yourself. If you see a fee you do not understand, question it.
7. Affiliation with Related Professionals
Ask the agent if the title company she recommends charges competitive fees. All agents build teams of professionals, from title companies to escrow officers to mortgage lenders, home inspectors and appraisers. Ask if the agent's company is receiving compensation for the referral. If so, you might want to choose another professional. Payment of some referral fees are against the law.
8. Agent Fees
All fees are negotiable. If you are a buyer, ask the agent if the fee stated in the buyer's broker agreement will be adjusted if the offered seller's compensation is lower. If you are a seller, ask about discounted fees. Sometimes agents will match fees offered by other agents. Use a little caution here. Not all agents and skill sets are the same. Your working with a lot of money as part of this investment. It can be analogous to needing an operation and choosing the orderly for the operation or a Surgeon that has performed the operation countless number of times successfully.
9. Personal Guarantee
If the agent will not release you from a listing agreement prior to its expiration upon request, then you should hire another agent. Ask about it before you sign a listing agreement. Ditto with a buyer's broker agreement. Some agents will release you; others will not.
10. Other Questions
You might ask the agent to reiterate your goals and objectives. If the agent does not appear to have a thorough understanding of what you want, despite your attempts to explain what you want, then hire somebody else. Some agents do not listen very well. You want an agent who will listen to you and communicate with you. The best way to find out if the agent comprehends your desires is to ask the agent to repeat it back to you.

$70 Million In Park Bonds Proposed For Mesa Arizona - Mesa Real Estate Arizona
There is a new $70 million bond package to upgrade parks and recreation facilities in Mesa Arizona. The approval is scheduled for the Nov. 6 general election and will add about $25 a year to the property-tax bill for an average-priced Mesa AZ home over the life of the bonds.
According to the people that have submitted voter-information packets this is a bargain for the Mesa Arizona residents. Mayor Scott Smith, Vice Mayor Scott Somers and Councilman Dave Richins have all said that the Mesa city parks are tired or inadequate. They said, "These proposals are not luxuries, they are essential for Mesa to keep and attract the best and brightest and to create jobs over the long term."
Parks are always good for the community that is made for the communities recreation, children and yes, even a place for our furry friends. When the money goes to pay for a professional ball park then that creates reservations in my mind. The financials I have seen related to the professional ball parks are great for the team owners and for the residents not so much. Creative financial analysis is used to prove it's worth and in the end the revenue is not realized for the city and its residents. Make it a multiuse park for the team owner and the residence of the city and it could prove beneficial for the residence of the city, but that's just my opinion.
Other ballot arguments were also submitted. The bonds, known as Question 1 on the Mesa ballot are as follows:
-> Build sports complexes at Mesa Junior High School and the former Powell Junior High School, $8.7 million.
-> Enhance and renovate existing parks, $37.8 million. This category includes replacing the pool at Taylor Junior High School with a regional aquatics center.
-> Develop four east-side parks under a federal requirement that Mesa replace Riverview Golf Course with parkland of equal value. The golf course closed this year to make way for a Chicago Cubs training complex. Cost: $7.25 million.
-> Provide $10.75 million to buy Buckhorn Baths, expand Monterey Park and plan a downtown civic plaza.
-> Provide $5.5 million for bike and pedestrian paths on both the east and west ends of the city.
Mesa voters will be asked in November 2012 to approve several changes in the city charter.
The change with the greatest potential impact would require a special election for mayor if the office became vacant with more than two years left in the term. The current charter, written when mayoral terms were two years, specifies that the vice mayor becomes mayor for the remainder of the term should a mayoral vacancy occur. With mayoral terms now four years, that creates the possibility that someone could serve as mayor for nearly four years without having been elected to the job.

Located at the new Events Plaza and Pumpkin Patch at the Desert Botanical Gardens located at 1201 N. Galvin Parkway in Phoenix, this event takes place October 17th through October 20th and you can check the Phoenix Desert Botanical Garden web site for hours. This annual festival offers a petting zoo, a hayride to the pumpkin patch to select a pumpkin (for children 12 and under), a Hay Bale Maze, craft activities, carnival games, and live music. Admission for non-members and children under 3 are free!
Salt River Fields, located at the Talking Stick Resort and Casino at 7555 N Pima Road in Scottsdale, is hosting their Second Annual Balloon “Spooktacular on Friday, October 25th and Saturday, October 26th from 5:00PM to 10:00PM.
This is an event that will be enjoyed by all and offers something to suit all tastes! This event will include over 20 hot air balloons that will be on display. For those with a sweet-tooth, there will be plenty of candy for trick-or-treaters, live musical entertainment, and plenty of food and drink. If you are looking for a good “scare”, there will be a haunted house and a festive display of fireworks!

Fall in Love with the Season – Fall Cleaning Tips
Fall is a favorite season for many of us. Who can resist the beauty of the orange glow of pumpkins, the falling leaves and the much anticipated cool weather?
Fall means the Halloween and Thanksgiving holidays and delightful nights in front of the fireplace with your family.
The change of a season is a wonderful opportunity to launch a major house cleaning. It is a great time to brush away the remnants of summer and prepare the home for that cozy and homey feel.
Here are the few fall season cleaning ideas to follow now that the new season is upon us.
- Wash the windows – Wash and brighten the window so light can get in as much as possible giving your home a magical look. Leaves are falling everywhere so make sure that the windows are clean to watch the show.
- Freshen the carpet – This is the best time to clean your carpets as you will be staying indoors most of the time snuggling in front of the fireplace. Get your carpets professionally cleaned or a good sweep from a vacuum will do.
- Change or clean the window treatments – It's time to either clean or take down your curtains as they may have been pulled back during summer and may be looking a bit dingy and dusty. If you decide to replace curtains; match the tones and colors for a more elegant look appropriate for fall.
- Clean Chimneys – A chimney sweep will ensure that the chimney is free from any soot and residue that are built up on the chimney walls.
- Dust ceilings and walls – it's a good time to banish summer dust build-up. Clean from top to bottom. There are the obvious places for dust, like TV screens and lampshades. Dust also accumulates at the tops of bookshelves, wall hangings, air vents and ceiling fans.
- Clean patio and clean furniture inside – If you live in a cold climate, store your outdoor furniture in the garage or shed to prevent winter weather damage.
- Clean the kitchen – Prepare the kitchen for holiday cooking. Clean and organize cabinets that hold baking supplies and pans. Replace and restock your pantry as there will be plenty of cooking and baking ahead.
- Check gutters and downspouts - Clear of debris if necessary. In cold-weather areas, consider installing heating cable to prevent ice dams. This is never fun but this is the best time of the year to clean out gutters.
- Organize and bring out the season's decorations – Whether it is Halloween or Thanksgiving decorations, it is better to organize and unclutter the storage and start decorating your home for a cozy feel.
What feels better than freshening up the house after the hot summer and give it a more refreshing start. As summer is almost over, everyone is looking forward to crisp mornings, cool weather and the leaves turning into beautiful autumn colors!
