Scottsdale Real Estate - Sellers Market: It Doesn't Mean Any Price Will Fly with Buyers

Market Puts Home Seller in Control – When Using Good Tactics

[caption id="attachment_9130" align="alignright" width="300"]Scottsdale Real Estate Scottsdale Real Estate[/caption]

Many homeowners looking to sell Scottsdale real estate, once again find themselves in the driver's seat. Buyers outnumber available homes for sale in Scottsdale, Arizona, meaning that more sellers are getting list price -- or above -- on their homes, selling quickly and sometimes encountering multiple bids. Don't think, however, that the bubble is back. Buyers are optimistically cautious -- as are mortgage lenders -- but prices are not going through the roof.

True: The days of local sellers competing for buyers with expensive incentives and serial price reductions, offering to pay closing costs, desperately throwing in extra sweeteners are days gone by in Scottsdale. Yet serious buyers are out looking for homes to purchase right now, not just tire kicking. Today's buyers know exactly what they can afford, arrange financing early on and comparison shop to spot value like a laser. As a result, buyers are acting fast, making offers quickly and offering attractive bids on suitable, move-in ready properties.

Home sellers still can't pull the wool over buyers' eyes today. Smart buyers are prepared -- and savvy -- about homes, our local Scottsdale real estate market and the economy. Not only is it a great time to be a buyer, it's also a great time to be a seller. Here's how to use a seller's market to your advantage.

[caption id="attachment_9135" align="alignright" width="150"]Luxury Valley Homes Team Luxury Valley Homes Team[/caption]

Price

When it's time to sell your home, avoid the temptation to set your price as high as possible. Keep in mind, your asking price is only a marketing tool. The true value of your home is a balance between what a buyer today will pay, what is acceptable to you -- with appropriate terms -- and the ultimate appraised value. Setting the optimum "balanced" price requires more than just looking at recent sales of nearby properties. Home values can change daily, according to local economic events, interest rate changes and real estate market activity. As real estate professionals, we can help you construct the best listing price for your home because we keep a close eye on today's market.

Fine Tuning

Next, we make price adjustments according to local market trends. How much have homes in the area appreciated over the last three to six months? Knowing this trend for properties like yours allows us to price ahead of the market. As home values rise, we may suggest that you price your home somewhat higher than the last few comparable sales to match the increased number of buyers in the market today. However, this approach is not appropriate in every situation.

[caption id="attachment_9131" align="alignleft" width="160"]Incentive for Buyers Incentive for Buyers[/caption]

Incentives

Just because the market is improving doesn't mean you won't want to out-market other sellers with some incentives to get your home sold first. If you have something special to offer -- such as window coverings, an outdoor playground, garden equipment -- that you'd rather not move with, offer it in negotiations to trade for another point, such as price. We can work with you to help you determine what will get your home sold and what negotiation tools we'll need to employ. At the same time if you have something like a chandlier that you absolutely will not leave behind under any circumstantes, remove it before you market the home. Don’t let this become contentious during the negotiation process, you’ll wind up getting better results.

The Inside Scoop

In today's changing market, it's not possible for homeowners to track sales prices in an area with algorithm-driven public-data websites that use information 12 to 18 months or more after the fact. It's difficult for homeowners to get very recent sales information, to know exactly what amenities each sold home had and to learn what -- if any -- kinds of subsidies sellers provided in their contracts with buyers. That's why we make it our business to have the latest local information. We know in real time what area sellers are doing now to get their homes sold. Your asking price must take all these factors into account.better.

Give us a call for an informed, professional analysis of what your home can sell for in today's market.

Six Reasons Overpricing Does Not Pay For Today's Home Sellers

[caption id="attachment_9137" align="alignright" width="300"]What's My Home Worth? What's My Home Worth?[/caption]

Even if you're in a seller's market, it doesn't mean any price will fly with buyers. Keep these tips in mind as you think about the price you set when listing your home for sale.

  1. Most listing activity comes within the first 45 days a home is on the market. Overpricing means you'll likely miss that activity by discouraging qualified buyers who've seen similar homes for less.

  2. A too-high price eliminates a whole class of buyers. Many buyers know just how high they can go and don't even look at homes priced above their price ceiling. A fair market price is the “best price”.

  3. Overpricing helps sell other, more competitively priced homes first. Your home and listing price make them look better.

  4. You waste time and suffer added weeks or months of stress as your overpriced home languishes on the market, preventing you from moving on to your next home.

  5. Your home may eventually be seen as "stale inventory," suggesting structural or mechanical shortcomings (though none may exist), even after you've lowered your price. A further price reduction, below true market value, may be needed to sell your home.

If you do get an offer, the contract may fall through because the appraisal by your buyer's lender comes in too low. The buyer may not be able to borrow enough, or come up with enough cash, to proceed with closing.

Cool off This Summer in Your Home: Reduce Your Cost

Cool off This Summer in Your Home Reduce Your Cost Cool off This Summer in Your Home Reduce Your Cost

Flowers are in its full bloom and the fragrance waft in the air. Summer is the best time to play in the sun and on the beach of course, and this is the season where everyone seems to feel happier than any time of the year. For some, going to the beach or pool is the best destination to escape the summer heat and to cool off.

However, for those who would rather stay at home, things can get sweaty especially in the Arizona heat. And most of the household's concerns during this time of the year is the higher electrical bills. But there are time-tested tips you can use to cool off this summer within your home and reduce your cost.

Shut off Heat Sources

Incandescent light bulbs are a mini-heaters in disguise. During the day, keep the majority of your lights since it produces energy and heat. You should also turn off the TV since it gives a lot of heat.

Insulate your Attic

This should be on your things-to-do list. In the summertime your attic is really hot and the heat is always trying to transfer to a cooler space. The right insulation can decrease the heat that is transferred from the sun to your house. Another bonus is that there may be government grants to help offset the cost for this kind of upgrade.

[caption id="attachment_4838" align="alignright" width="250"]Insulate your Attic Insulate your Attic[/caption]

Close and Open the Windows Strategically

Closing the windows and blinds in the daylight will help block the sun's heat. Do this even before the sun hits your home and keep it closed until the night falls and it's cool enough to open the windows for the night.

Cool Down your House with Fans

Position a ceiling fan, an upstairs window fan or an attic fan to draw off the heat collected in upper rooms and push the heat outdoors. Set up your portable fan so that the fan sucks up cooler air from the floor below, and blows hot air upwards towards the ceiling.

Get Wet

If you're hot, cool off your core temperature by immersing yourself in cold water. Take a cold shower or go swimming but don't stay in sun-exposed water for too long. For quick relief, wet your wrists and other pulse points with cold water, and then keep those spots cool by holding an ice cube wrapped in a face cloth against them. It cools the blood in your veins, and instantly makes you feel cooler. You could also run your pulse under some cold water or just splash some cold water on your face to stay at a desirable temperature. The relief is immediate, and this method will cool down your entire body.

[caption id="attachment_4840" align="alignright" width="250"]Drink Plenty of Water Drink Plenty of Water[/caption]

Dress Appropriately

Wear summer clothing. Lightweight, loose-fitting clothing in natural fabrics like linen and cotton will help to keep you cooler. Also, wear light colors. Darker colors will absorb the sun's heat and stay warmer longer than light or white clothing, which reflects light and heat.

Drink Plenty of Water

During summer you sweat more and you have to replenish the lost water in your body. Drink a glass of cold water and keep a bottle with you always. The last thing you want to do is to pass out from dehydration so don't risk dehydration.

In Arizona the electric companies offer incentives to help reduce your cost of electricity in your home.

The following are retrofit improvement services that AZEEH provides with their corresponding APS rebate amounts:

  • Air Leak Sealing:Up to $250 for improving the insulation efficiency by decreasing infiltration due to air leaks

  • Insulation Improvements & Addition:Up to $250 rebate on insulation improvement where the existing insulation has a R-value of R-19 or less.

  • Leaky Duct Sealing:Up to $250 to fix, repair, or seal leaks in the ac duct system

  • Solar Window Screens:Up to $250 to cover the South, East, West windows with solar window shade screens

  • Other rebates provided by APS include but are not limited to upgrades in cooling systems, lighting, appliances, pool pumps and timers.

In places like Arizona where there is no shortage of sunshine every day feels like a great day, however, when it gets warmer enjoy the cool while reducing your cost – It’s the green thing to do.

Fourth of July in The Valley of the Sun

Fourth of July in The Valley of the Sun Fourth of July in The Valley of the Sun

The Fourth of July is upon us and once again a great time to commemorate our national day of Independence. Celebrating the Fourth of July is one of the best parts of a summer. The holiday, as we know it, goes hand in hand with fireworks, barbeques, parades picnics and never ending fun. Spending your Fourth of July in the Valley of the Sun, you'll get to join the fun and festivities of the day.

One major reason why we celebrate the Fourth of July is because it's the Independence Day: a holiday commemorating the signing of the Declaration of Independence in 1776.

The Continental Congress appointed a committee of five men to work on a draft of the declaration known today as The Committee of Five. The committee consisted of John Adams, Benjamin Franklin, Thomas Jefferson, Roger Sherman, and Robert R. Livingston. Thomas Jefferson was delegated by the committee to singularly write the Declaration, although Adams and Benjamin Franklin made many revisions before it was finally submitted to Congress on June 28, 1776.

On July 8, 1776, the Liberty Bell sounded from the tower of Independence Hall summoning citizens to gather for the public reading of the Declaration of Independence by Colonel John Nixon.

Here are some fun facts about the Fourth of July:

  • Fourth of July has been a federal holiday in the United States since 1941. It is one of the very few holidays that have not been moved to the nearest Monday or Friday.

  • Benjamin Franklin wanted the turkey to be the national animal, however, was outvoted when John Adams and Thomas Jefferson chose the bald eagle.

  • The very first Fourth of July party was held at the White House in 1801.

  • Both Thomas Jefferson and John Adams died on Independence Day on July 4, 1826.

  • Bristol, Rhode Island has the oldest, continuous Fourth of July Celebration dating back to 1785.

  • The Declaration of Independence was signed by 56 men from 13 colonies.

Have you ever wondered why fireworks are always present during the Fourth? Fireworks have been used for some time even during the American Revolution. In a famous letter John Adams wrote to his wife, he states how the holiday deserves to be celebrated with “illuminations” or fireworks. Nowadays, from the fireworks, the succeeding generations solemnized the celebration with merrymaking, and thus, a big celebration.

In the Valley of the Sun, there are various Fourth of July events for you and for family. Come take a look at some of these events.

July 4, 2013 - Celebrate the Fourth at Salt River Fields! Music Festival featuring country music superstar Brantley Gilbert and the largest firework show in the valley.

July 4, 2013 - Several activities will be happening in the Phoenix Zoo such as All American BBQ dinner at Lakeside lawn, Endangered Species Carousel, beer and wine and much more.

July 4, 2013 - Celebrate your Independence Day in a Western Style at Rawhide. This is a party you're looking for as we've got you covered with cowboys, gunfights, foods, family and fireworks.

July 4 – 7, 2013 - Celebrate in a star-spangled style as the Fairmont Scottsdale Princess is unfurling its third annual “Fourth of July Freedom Fest” - a four day event with concerts, fireworks, and poolside fun.

So let's go ahead and have some fun on the Fourth of July in the Valley of the Sun. Let us all have a meaningful celebration in the presence of our friends and families showing patriotism and thankfulness for the wonderful gift of independence. Happy Fourth of July!
